Benrodestrasse / Marbacher Strasse neighborhood development
The plan area is located at the interface between the center of Benrath and the adjacent industrial and commercial area to the west. The new urban development structure ensures a compatible coexistence and mediates between the different uses. The planned school buildings with their closed development to the north and west form an effective noise barrier and ensure high-quality development on the overall site. The senior care facility with its U-shaped building structure is planned as a continuation of the roadside development on Benrodestrasse. The additional residential building is located as an extension of Marbacher Strasse and forms a counterpart to the existing development on Benrodestrasse.
The planning thus consistently takes into account the requirements of the acoustic conditions (in particular commercial noise from operations in the north) and fits into the existing urban structure in a sensible way. The height of the individual buildings is based on the existing buildings in the surrounding planning area. The quadruple sports hall located between the grammar school and the secondary school adopts the heights of the adjacent classroom buildings and ensures the enclosed development required for sound insulation. The residential development is five storeys high, including a terracing that recedes towards the existing buildings. The care facility will have four storeys facing Benrodestrasse, including a stepped storey that steps down towards the inner area.
The inner area of the plan area is largely reserved for the schoolyards. Parts of the school roofs can also be used as open spaces to extend the use of the school's open spaces. The outdoor area of the senior care facility opens up towards the schoolyard. The private open spaces of the residential building face south towards the existing residential development along Benrodestraße.
Around 120 care places are planned for the nursing home and apartments of various sizes to meet the needs of the residential development.
