"Neue Paulsmühle" district development

IDR AG acquired the site of a former municipal utility company on Paulsmühle/Telleringstrasse, a so-called "brown field", in order to realize a district development. Of course, this first required extensive demolition of the remaining buildings and comprehensive remediation of the subsoil, which IDR carried out from 2016 to 2019.

The first important structural progress was the realization of a vocational school, the Albrecht Dürer Vocational College. Its very elongated L-shaped layout protects the neighborhood from the traffic noise of the railway line on the west side and from the industrial plant to the north. The vocational college with its triple sports hall and associated multi-storey parking lot went into operation at the start of the 2018/2019 school year.

At the same time, planning permission was obtained for the other uses.

In close cooperation with the state capital of Düsseldorf and in constant exchange with local residents, an open quarter was created that not only meets the requirements for high-quality living, but also enables a wide range of other uses. The consideration of the "residential action plan" and the development of a mobility concept were just two factors in the creation of a lively quarter, while the residential development was carried out by Bonava, IDR AG built an 8-room daycare center. An approx. 2,000 m² public playground and many other spaces that invite the new and long-established residents of Paulsmühle to meet and interact are harmoniously integrated into the holistic family character of the area alongside the daycare center.

A north-facing commercial area rounds off the development.
