Wimpfener Strasse neighborhood development

The "Benrather Rochade" project initiated by the state capital of Düsseldorf together with IDR AG plays a central role in the context of various developments in Benrath and in preparation for the "Nördlich Wimpfener Strasse" quality assurance project.

The first step was the relocation of the school complex of the Städtisches Schloß-Gymnasium and the Städtische Realschule Benrath from the plan area Nördlich Wimpfener Straße to Benrodestraße / Marbacher Straße. This urban development measure opens up the possibility of converting the area of the former school complex into residential areas, for which the quotas of the Düsseldorf building land model are decisive. Further infrastructural uses, such as a public playground and publicly accessible green spaces, round off these intentions.

This intelligent redistribution of use and targeted area optimization in the south of Düsseldorf aims to promote sustainable development.

Following the relocation of the schools, the Hospitalstrasse / Wimpfener Strasse area is to be converted into a general residential area in the near future, with a focus on subsidized housing and a mix with privately financed housing. This is in line with the defining character of the surrounding area and the need for affordable housing in the city. The "Benrather Rochade" project is thus a prime example of the multi-cellular development in Benrath, which has thought through the entire district south of Münchener Strasse and is shaping it with a view to the future.

In order to ensure that a high-quality urban design is developed that fits in with the existing structures, both a quality assurance procedure and a subsequent land-use planning procedure are being carried out.

The aim of the procedure is to develop a liveable, sustainable and well-integrated residential quarter that meets the needs of the residents, the environment and the quality of urban development. The intended design for the site on Wimpfener Strasse should blend harmoniously into existing structures and take traffic, programmatic and ecological aspects into account. The result will be a contemporary urban quarter that combines urban planning qualities with sustainability and compactness.
